chevron_rightWhat is the annual assessment and when is it due? The 2024 general assessment was set at $1,384. The 2024 Neighborhood Assessment for Section 16 (gated neighborhood) homeowners was set at $375, the 2024 Neighborhood Assessment for Section 21 (Duets) was set at $1,216.80 and the 2024 Neighborhood Assessment for Section 42 was set at $1,158.75.
The assessment is due on January 1st of each year and is delinquent if not paid by January 31st. For assistance regarding your account or to request a copy of your statement email connect@coherelife.com. Please include your name, address, and community (Elyson) when emailing a log-in request. -
chevron_rightHow do I get my mailbox keys? The Community Life Office now provides mailbox keys to all new residents living West of Katy Hockley Cut Off Rd. You can pick up your keys from Elyson House at 23623 Elyson Falls Dr, Katy, TX 77493.If you live East of Katy Hockley Cut Off Rd, your mailbox keys will be available at the post office located at 1331 Pin Oak Rd, Katy, TX 77494.To receive your mailbox keys, please bring proof of ownership, such as one of the following:
- Closing documents
- Warranty deed
- Top portion of your HUD statement

chevron_rightWhat are the trash/recycle pick-up days? Call Best Trash at 281-313-2378 to start service after closing. They will deliver the large trash and recycle cans within about 1 week. Trash days are Mondays and Thursdays. Heavy trash is allowed on both days with no more than 2 big pieces left at the curb. Recycle days are Mondays. In the event collection falls on a holiday, collection will be postponed until the next collection day (not the next business day).

chevron_rightWhat fence stain color is approved in Elyson? Only one color is approved: Sherwin Williams Super Deck #SW3508SS “Covered Bridge” – Semi-Solid Stain.No other colors or finishes are permitted for exterior fences. The stain must be sprayed. Rolling or brushing is not allowed.

chevron_rightWhat mulch colors are approved in Elyson? Only Dark Brown or Midnight mulch colors are allowed.The following mulch types are approved:
- Shredded pine bark mulch
- Shredded cypress mulch
- Shredded hardwood mulch
- Miracle mulch
- Or approved equal
Only the listed types in the approved colors are permitted. All other materials require prior review and approval.
